shared parking for our Topper’s Creamery sites. We
are currently looking for sites in the following area only:
Hillsborough, South Pasco, Pinellas, Polk, Seminole, Orange,
Osceola, or Brevard counties".

- Free-Standing building size approximately 450 square feet.
- Building Pad, Patio, and drive thru lane will utilize approximately
2000 square feet, or 10 – 14 free parking spaces on existing development –
depending on site configuration.
- Access to all utility services at the site; including water, sewer, and electric.
- 10 year ground lease with 2 – 5 year options to 20 years.
- Minimum daily traffic count of 30,000 with high visibility from primary road.
- Close to a traffic lighted intersection.
- Strong surrounding residential base; with close proximity to schools and recreational facilities.
We are a kid and family oriented brand.
- Drive Up window access strongly preferred.
- Target demographics: lower middle, middle, and upper middle income areas.
- 40,000 population count within 3 – mile radius.
- Will consider smaller community trade areas which include large retailers.
- We will also consider existing free standing buildings under 1500 square feet that meet the above criteria.
