• 10 year ground lease with 2 – 5 year options to 20 years.
• Minimum daily traffic count of 30,000 with high visibility from primary road.
• Close to a traffic lighted intersection.
• Strong surrounding residential base; with close proximity to schools and recreational facilities.
  We are a kid and family oriented brand.
• Drive Up window access strongly preferred.
• Target demographics: lower middle, middle, and upper middle income areas.
• 40,000 population count within 3 – mile radius.
• Will consider smaller community trade areas which include large retailers.
• We will also consider existing free standing buildings under 1500 square feet that meet the above criteria.
